In Pinellas County, wind gets the headlines but water does the damage. Storm surge, king tides, and summer downpours can all put water where you don't want it. Here's how to lower your flood risk and be ready when the water rises.

Understand your flood risk

Flood risk isn't the same as your evacuation zone — it's based on elevation and drainage. Check your property's flood zone on FEMA's flood map service. If you're in a high-risk zone, flood insurance is worth it; standard homeowner policies do not cover flooding, and there's typically a 30-day waiting period, so don't wait for a storm to buy it.

Reduce water intrusion

  • Keep gutters, downspouts, and storm drains near your home clear
  • Grade soil to slope away from the foundation
  • Install or check backflow valves on sewer lines
  • Keep sandbags or flood barriers on hand before the season
  • Elevate HVAC units, water heaters, and electrical panels where possible

Protect what matters most

Store important documents — insurance policies, IDs, medical records — in a waterproof, portable container or digitally in the cloud. Move irreplaceable items to higher floors or shelves. Keep a written home inventory with photos for insurance claims.

When heavy rain or surge is coming

  • Move vehicles to higher ground
  • Never drive through standing water — turn around, don't drown
  • Shut off electricity to areas that may flood if it's safe to do so
  • Elevate furniture and unplug electronics

After the water recedes

Document damage before cleaning up, wear protective gear, and be wary of contaminated water and hidden hazards. Dry out the space quickly to prevent mold, and contact your insurer as soon as possible.

Flooding is the most common and costly disaster in Florida — but a prepared home fares far better. A weekend of preparation now can save you months of recovery later.
